interested in taking on major repairs or improvements upon moving in.

right and what is not so good about your "product". It will give you
the opportunity to take corrective action to ensure your house looks
fresh, clean and well maintained when the “For Sale” sign goes up.
Fix It First
If you need to make improvements to your home, do
the work before it goes on the market. Potential buyers are not
interested in hearing about your good intentions to look after defects
before a transfer of ownership takes place. Even if fix-up work is
underway, buyers may not be able to visualize what your home will look
like when the work is finished. They will just remember it being in a
state of disrepair.
Professional Inspection:
Yes or No?
A serious buyer may want to have a professional
home inspector check your house from top to bottom before making an
offer. Even though this guide will help you identify problems on your
own, the option of hiring a professional home inspector is open to you
as well. An inspection in advance of putting your home on the market is
a good idea. It is your best way of finding and taking care of serious
deficiencies before an inspector hired by a potential buyer discovers
them.

STEP 2: Initial
Consultation
Call me to arrange for an appointment that is
convenient with your schedule.
Upon meeting, we will take a “Buyer’s Look” around your home and note
the condition of each room, layout, size of house, number of bedrooms,
bathrooms, storage space, fireplace etc.
Based on this information, I'll sit down with
you and listen to your needs and requirements for selling your home.
Most people are attached to their homes because of personal sentimental
events in their lives, and I will try to make the process as easy as
possible and with as little stress as possible.
You will certainly have questions and I am here
to help answer them and help you understand what is involved in selling
your home. I will take away everything from this meeting, and come back
in a few days to discuss with you the "worth of your home".
STEP 3: Home Comparison
Records - What is your home worth!
Market value is defined as “the price a willing
buyer will pay a willing seller given a reasonable amount time to
expose the property to the open market”. As such, what the individual
owner believes their home to be worth may or may not be the market
value. As an experienced, successful sales representative, I will
prepare a Competitive Market Evaluation which will identify comparable
properties that have SOLD recently, comparable properties where the
listing has expired and perhaps most importantly, comparable properties
that are currently For Sale, or in other words, YOUR competition.
Because the real estate market is ever-changing, careful attention
should be paid to the properties that have sold recently and to those
that are currently For Sale.
During this meeting, I have done the necessary
homework to find out " what your home is worth". The value is
associated with:
- homes that recently sold in your neighborhood
- homes that are currently on the market in
your neighborhood
- comparable homes in terms of size, number or
rooms, garage availability
- comparable homes in terms of roofing,
furnace/air conditioning, window age etc.
I will show you listings of the above comparable
homes so that you have a better understanding when comparing your home
to the comparables.
STEP 4: Becoming Your Real
Estate Agent
Once you decide to have me represent you, we are
ready to take the next steps to get your home sold as quickly as
possible.
- We'll discuss how long you want me to
represent you
- We'll walk through your home again and I'll
indicate things you can do to improve the "look" of your home so that
it attracts customers. We need to "de-personalize" your taste from the
home, and show the home off in the best light possible.
- Possible improvements may include simple
things such as cleaning, decluttering, painting, minor repairs; it's
all about dressing the house for sale.
- I can help stage your home to show its best
features off. By staging,
it draws potential clients to visualize the house and create a mood.
Staging makes your house look bigger, brighter, cleaner, warmer, more
loving and, best of all, it makes home buyers want to buy it.
STEP 5: Open Houses
Once the home is ready to be shown, we need to
have some Open Houses to show off the home. One Open House is done for
other real estate agents, to visit your property and make them familiar
with your home for their customers.
- We'll discuss when the best day to have your
Open House
- We'll walk through your home again and help
make sure that it is set up ideally.
In addition, I will decide on other marketing
strategies for attracting potential buyers.
STEP6: Incoming Offers
Once we get an offer, I will be right with you
explaining the whole process. I represent YOU and look out for your
